After more than 40 years navigating Calgary’s real estate market, I’m always keen to keep my clients and colleagues up to date on the latest shifts we’re seeing. August brought a noticeable 16.4% drop in home sales, with 1,660 properties sold. The benchmark price edged down by 1.1% to $569,800. Apartments and row homes saw the steepest price drops—8.2% and 5.4% respectively—while detached homes slipped 1.1%. Interestingly, semi-detached properties bucked the trend, rising by 1%. We’re also seeing fewer new listings and reduced inventory overall.
