It’s been a remarkable run—housing affordability has improved for the 10th straight quarter. Despite higher mortgage rates, the drop in home prices has helped keep payments at 51.1% of median income. In my 40+ years as a Calgary Realtor, I’ve seen cycles come and go, but this balance between prices and rates is a unique moment. Vancouver continues to be Canada’s least affordable market, while the real story for the months ahead will be whether incomes rise and price increases stay moderate.
